SJS Developments was founded in 2020 and is dedicated to delivering exceptional quality projects throughout the North West of England. Though the type of property may differ from one project to the next, our reputation for attention to detail and the dedication of our team to delivering excellence is consistent.
About Us
Our current strategy consists of developing strong performing assets that we either retain in our growing portfolio, or that we sell for capital growth on a yield basis. The main strategies we have adopted to help us supplement these goals are the following: Professional HMO’s, Assisted Living HMO’s and Multi-unit blocks of flats.
Our projects consist mainly of commercial to residential conversions, and the development of tired and under utilised larger residential dwellings. We are well versed in the planning process and have a range of finance options available that enables us to purchase a variety of sites.
We have been successful in selling our developments on a yield basis, allowing us to get maximum value. When developing our HMO's with professional tenants, we work closely with our managing agent from the outset to make sure the development is right for the desired tenant. Once the property is completed, licensed, and fully let, we sell the property on a turn key basis to an investor based upon a yield set against the rental income.
We continue to have great success with our assisted living strategy. We have a wide network of investment firms, councils, and care providers that we work closely with. Once a site is identified and prior to purchase, a lease is agreed with the council and care provider. This gives us security on exit and allows the care provider to work with us from the outset of the development to assure it is tailored to suit the specific need of the end user.
These FRI leases typically range from 5 - 10 years. Once a lease is in place, it guarantees a set income for the term while insuring the property and making sure it is returned to the landlord in the condition it was given at the start.
These make a great investments for individual investors and larger investment firms. Some investment firms we work with will typically exchange contacts during the build and complete on the project once practical completion has been reached and final sign-off obtained. Again, this guarantees our exit and allows us a shorter time on site, reducing the cost of lending. We like to keep some of these projects in our portfolio as it is a no hassle guaranteed rental payment every month, removing the potential added costs of maintenance and voids.
